Families will find 2 high chairs, a baby cot, and shared toys and books for children. Relax in the private garden with local herbs, use both a covered and an open terrace, or unwind on the balcony overlooking the green hills of the Vienna Woods. A private barbecue invites you to dine outdoors. Fruit trees and a compost bin for organic waste are also available. Parking includes 2 shared garage spaces, 1 on-site parking spot, and street parking. One pet is welcome. Events are not permitted. A tennis court is a 15-minute walk away. The house is quietly located at the end of a cul-de-sac with no through traffic, right at the edge of the forest and hiking trails. The bright living room opens with double doors onto the south-facing balcony, offering a dining area with a view, a cozy tiled stove, piano, and seating area. From 2026, eco-friendly geothermal heating and hot water, combined with solar panels, will provide sustainable comfort. Please note: The house has several steps, and parts of the front garden are unfenced, so it is not safe for young children to move around unsupervised.
